Defect Investigation & Weathertightness
Root-cause diagnosis of building issues such as leaks and weathertightness problems. Buildings don’t fail all at once – they give clues. At Scope Consultancy, our Defect Investigation and Weathertightness service digs beneath the surface to find what’s really going wrong, why it’s happening, and how it can be fixed reliably. Whether you’re seeing water stains, cracking plaster, mould growth, or unexplained damp spots, we use proven diagnostic methods – from visual inspection to targeted investigation – to uncover defects and moisture ingress issues before they worsen. Our reports explain the causes in plain language, reference the relevant Building Code requirements, and offer practical, prioritised remediation recommendations you can act on with confidence.
This service is ideal for:
- Homeowners or building owners worried about suspected leaks or moisture damage
- Body corporates and landlords seeking independent building inspections
- Building professionals needing clear technical reporting
Insurance & Dispute Support
Independent reporting for claims or disagreements, with expert-witness assistance where required.
When building problems affect insurance claims or become the subject of a dispute, clear, credible documentation is vital. Our Insurance and Dispute Support service gives you the independent, fact-based reports that insurers, lawyers and tribunals respect. We prepare technical assessments that focus on evidence and clarity – identifying what’s happened, why it happened, and what it will take to fix. If needed, we can also provide expert-witness services to support mediation, arbitration, the Disputes Tribunal or legal processes. Our approach is always impartial and anchored in building science, NZ standards and industry best practice.
How we help:
- Detailed documented findings to support claims or responses
- Clear explanation of defect causation and contributing factors
- Expert-witness reporting when required for legal or formal proceedings
- Assistance preparing evidence packages that insurers accept
Compliance & Quality Assurance
Regulatory compliance isn’t optional – it’s essential. Our Compliance and Quality Assurance service helps you ensure that construction or building works align with the New Zealand Building Code, relevant standards and best practice. We conduct thorough checks at key project stages or on completed works, offering constructive peer review and inspection services that help owners, designers, builders and project managers reduce risk. Whether you’re seeking confirmation that something meets compliance requirements or want independent verification of quality, we give you clear findings and practical next steps.
This service is great if you need to:
- Confirm compliance with NZ Building Code requirements
- Validate workmanship and installation quality
- Support building consent, certification or handover processes
- Understand regulatory risk before it becomes costly
Condition & Maintenance Planning
Building condition surveys, long-term maintenance plans and premises/dilapidation reports to protect value and manage obligations
Every building has a lifecycle – and a plan keeps it performing well. Our Condition and Maintenance Planning service gives you a clear picture of your asset’s current health and the roadmap to protect it. We start with a comprehensive building condition survey that highlights existing issues and potential risks. From that we create tailored maintenance plans and, if required, premises or dilapidation reports for leases or property transfers. These tools help owners, property managers and tenants understand what maintenance is needed, when it’s due, and how to budget for it – protecting value and meeting contractual obligations.
You’ll get:
- A detailed condition assessment of key building elements
- A prioritised maintenance schedule with cost-conscious recommendations
- Premises or dilapidation reporting where needed for leases or handovers
- Practical guidance to help owners stay ahead of big repair costs

Working Within Our Expertise & Connecting You With the Right Professionals
As building surveyors, we are committed to working within the scope of our professional expertise and qualifications.
While we offer a wide range of building assessment, reporting, and project support services, there are situations where specific technical or design expertise is required beyond our role—for example, detailed structural engineering calculations, seismic design, or complex cost estimations.
Our role in these situations is to advise, guide, and help coordinate a team of experts to ensure your project or issue is managed efficiently and professionally from start to finish. This collaborative approach ensures you receive the most accurate, informed, and compliant outcomes—without compromising on quality or safety.
In these cases, we do not undertake work outside our competency. Instead, we use our industry knowledge and networks to help identify and coordinate with the right professionals, such as:
- Structural Engineers – for detailed structural analysis, seismic assessments, and design of structural repairs.
- Quantity Surveyors – for accurate cost estimates, financial tracking, and budget planning on construction or remediation projects.
- Geotechnical Engineers – for soil, foundation, and land stability investigations.
- Architects or Designers – for new design work, plans, or building consent documentation.
- Environmental Consultants – for asbestos, mould, and hazardous material testing or remediation plans.
